Here’s the key rule: agent and wholesaler commissions must be added on top of the buyer’s offer price. They are not taken out of the deal price we’re asking for.
A Quick Example (Easy Math)
Let’s say we have a deal listed for $525,000.
- Your buyer wants to offer $550,000
- You negotiate a $12,000 commission
In that case, the seller still receives $525,000, and your $12,000 commission (along with the difference between the contract price and offer) is added on top and paid by the buyer.
You Control Your Pay
This is the best part: there is no “set” commission.
You can make as much as you can negotiate with your buyer. If your buyer wants the deal badly and trusts you, you can negotiate a bigger fee. That number is between you and your buyer — just make sure it’s clear and in writing when you submit the offer.
Reminder: We do our best to choose the strongest offer. The more attractive your buyer’s offer is, the more likely we are to accept it. Everything is negotiable — price, terms, and your fee structure — as long as it’s written clearly and makes sense for everyone.
Real Win-Win Story: Toni’s Deal
Toni brought us a buyer for 895 Oakhill Ave, Attleboro, MA 02703. Her buyer was an excited investor she already worked with and who wanted to buy in the area.
The buyer submitted a strong offer, and Toni negotiated herself a great commission of $7,000.
